Well situated but otherwise poor.
Room service poor- some food undercooked. Requested a ground floor room and had this confirmed by the hotel. Arrived to be given a room on floor 3 with no option to move. Room and communal areas very dated. Various stains in room. Communication with the spa very poor. Not enough staff at breakfast causing delays and inaccuracies in orders for group. For the cost of the room I would expect a better standard. Noise from other rooms was distracting.

Extremely disappointing overall
From the time we made a reservation until we checked in, we were inundated with emails urging us to book a table in the restaurant. These marketing emails were sent via the booking site and there was no option to stop them. At check in, we were told that we could not have breakfast unless we made a reservation. Thankfully, we never did. When we saw the menu we understood the reason for the aggressive marketing tactics - the prices in the restaurant were extremely high.

Gorgeous country pub
Just what you needed on a miserable Misty cold day. Roaring fire and cosy oldie worldy decor. Lots of parking. Very pleasant staff. The fish butty ( on a brioche bun) & mushy peas also with skinny fries. The beer battered haddock was beautiful. The goosnargh chicken BLT on brioche was also spot on and will definitely return. Highly recommended

Absolutely lovely meal
We came across this pub on a drive the other day and decided to book in for lunch. Really cosy style pub with lovely log fires, different seating areas and a large car park. There are amazing views from the back of the pub. Extensive menu with something for everyone and the prices are decent also far too many pubs these days yet to make their menus posh and fancy but this one is great home cooked food and lots of choice.

Remortgaged my house for a G&T...
I came on a pub crawl night out with friends and I ordered a gin and tonic at the bar. I was asked for £8.30 and when I questioned why it was so expensive (it was a single!)- I was told because it was a Tanqueray?! I showed them the gin menu where it said £6.50 and the barmaid wasn't having any of it. I reluctantly paid and left. £8.30 for a G&T? Won't be back anytime soon...

Not good
Novelty of the new landlord/landlady has worn off walked in on a Saturday night whilst they had an act on and sadly only a handful of people at the bar, looks like they have obviously upset a few people as the last night we went in you couldn't move, it would be such a shame o see a decent pub go under... thwaites need to seriously have a look at who they are employing to run their pubs

Popped in & so glad we did!
We were passing through and saw this fantastic building and were curious as it looked amazing. We were not disappointed at all. I had the Steak and ale pie and although don’t normally get excited by a pie I had to complement their chef as it was perfect! My wife was not disappointed by their burgers either. Lovely Staff, great service, not rushed but not too laid back. I would 100% recommend to any travellers looking for a drink and a bite to eat in Oswaldtwistle (I hope I spelt that right!)

What a shame ...
It's quite simple. If I order steak and ale pie in a beautiful old pub with a pint of Thwaitses, I expect my chips to be fresh out of a chip pan - not chips that have been cooked (probably in an oven) and kept warm in an oven until being served - lukewarm and a bit dry. Basically, if I want oven chips I can have them at home. So it's a BIG thumbs down from me. Shame.

We will not be visiting again!
The service was extremely poor considering that it was not busy and there were ample waiting on staff. We had to ask for everything from ordering to asking to pay not to mention over a half hour to wait for food and with a young baby in the party this was not acceptable. The food was just ok, the portion sizes were very disappointing thus making the value under par. The scallop starter was also poor value with three scallops for £17.50!! We haven't even paid that in some Manchester restaurants.

Staff top marks from us
Brilliant service nice food attentive staff and very reasonable price I took my 2 teenage kids they had a burger and lasagne and I also had burger.just a great friendly place to eat keep up the good work parking great at the rear.

Quite uncomfortable due to the freezing cold room
The room was freezing cold. We couldn't get the temperature above 15oC and the air conditioning blew cold air all night. The shower room was freezing , even with the heated towel rail on. The breakfast wasn't very hot. The receptionist took a note of the problems we had encountered but didn't really offer any apology.

Sunday lunch oh no!
We have dined at this pub before but a few weeks ago had an awful meal. the pie was dreadful with what was the meat?! and the pastry was inedible .The vegetables were soggy & overcooked.the staff were nice. The price we paid for what we had was expensive! We wont be diniing here again.

Overpriced and not worth the money
Completely over rated and over priced £160 one night for graduation stay over no air con and they knew it was broken. Breakfast dreadful. I have no idea how they can charge this much. Needed an iron was directed to a cupboard photos to follow. No care for customers.
